  • Site fees (pitch fees): These cover the cost of your plot and access to park facilities.
  • Utilities: Gas and electricity are metered and billed quarterly. Additionally, a utility service charge is applied to your May bill.
  • Insurance: Caravan-specific insurance is required to protect your investment.
  • Maintenance and repairs: Regular maintenance is crucial, particularly if you plan to rent out your caravan.
  • End-of-season drain-off charge: A fee for draining the caravan’s water systems at the end of the season to prevent damage.
  • Annual gas test: This safety check is required to ensure your gas systems are safe and compliant.
  • Annual electrical test: If anyone other than the owner, such as renters, stays in the caravan, this electrical safety test is mandatory.
  • Wi-FI: this is a chargeable service, call into the office to find out how your caravan can have Wi-Fi installed

Our park operates for 8½ months each year, opening on February 26th  and closing on November 2nd.

Holiday homes are for recreational use only and cannot serve as permanent residences. You may be asked to provide proof of a permanent address.

While we don’t rent out holiday homes directly, we do offer a letting list of owners who do. Each listing provides details on the number of people the homes can accommodate, making it easy to find the perfect fit for your stay.

Yes, but only caravan owners may bring dogs. Dogs must be registered annually, always kept on a lead, and are not permitted to be exercised within the park grounds.

Yes, renting is allowed. Each rental requires a booking form with accurate details of the guests staying in your caravan.

Yes, you can bring your own caravan as long as it’s less than 10 years old and fits our size requirements. For more details about costs and the process, contact us at 01745 344844 or email info@brownsholidaypark.co.uk.

Yes, we are within walking distance of all the local attractions Towyn has to offer. Shops, including a newsagent and bakery, are just a stone’s throw from the park entrance. Additionally, we are situated on a main bus route, making it easy to explore nearby seaside towns.

You don’t need to be an owner or staying on-site to enjoy the fun! Everyone is welcome at our on-site club, where Browns Bar & Grill hosts a variety of entertainment throughout the season. From children’s entertainers and live performances by local singers and artists to thrilling bingo nights, there’s something for everyone!
